1. About these Terms
These Terms govern your use of RentReturn.
RentReturn is a property record-keeping, bookkeeping, reporting and tax-preparation service for UK landlords.
By creating or using an account, you agree to these Terms.
2. Who RentReturn is for
RentReturn is intended primarily for individual UK landlords who maintain their own rental-property and financial records.
You must only use RentReturn where you are authorised to do so and able to enter into a binding agreement.
3. Your account
You are responsible for providing accurate account information and taking reasonable steps to keep your credentials confidential.
You must not allow another person to use your account in a way that would breach these Terms.
RentReturn currently uses email/password authentication through Supabase.
Public self-service registration, password recovery and customer MFA are not currently part of the published product flow.
4. The RentReturn service
Depending on the current product version, RentReturn may allow you to maintain:
- properties, rooms and portfolio information;
- owner and ownership records;
- tenancy information;
- mortgage information;
- rental income and expenses;
- imported bookkeeping records;
- receipts and other supporting evidence;
- management reports and supported exports;
- annual property-tax preparation information;
- Annual Statements and Accountant Tax Packs.
RentReturn may change, improve, replace or discontinue parts of the service over time. We will not materially reduce a paid service without dealing fairly with affected customers and complying with applicable law.
5. Your responsibility for records
You are responsible for:
- entering and reviewing information accurately;
- selecting appropriate properties, owners, categories, dates and amounts;
- checking imported information before confirming it;
- keeping any source records you are legally required to retain;
- reviewing reports, statements and exports before relying on or sharing them.
RentReturn can help organise information, but it cannot verify every entry or determine whether information you provide is complete, accurate or legally sufficient.
6. Information about other people
You may enter information relating to tenants, co-owners, suppliers or other people.
You must only provide information that you are entitled to use and that is reasonably necessary for your legitimate use of RentReturn.
You must not upload unlawful material, malicious content or information that you have no right to provide.
7. Ownership of your data
As between you and RentReturn, you retain ownership of the information and files you enter or upload to RentReturn.
You grant RentReturn a non-exclusive licence to host, copy, process, transmit and otherwise use that information only as reasonably necessary to provide, operate, secure and support the service and to comply with applicable law.
RentReturn does not acquire ownership of your underlying property, bookkeeping or uploaded evidence data.
8. RentReturn intellectual property
RentReturn and its licensors retain ownership of the RentReturn software, branding, interface, documentation and other proprietary materials.
You may use the service only for its intended purpose and in accordance with these Terms.
You must not copy, reverse engineer, interfere with, exploit or attempt to gain unauthorised access to the service except to the extent a restriction would be unlawful.
9. Supporting evidence and uploaded files
RentReturn currently supports specified PDF and image formats for evidence attachments, subject to file-size and validation limits.
You are responsible for the content you upload.
Uploaded documents are not a substitute for keeping any original record you are required to retain under tax, accounting, contractual or other obligations.
Deleting a RentReturn record does not currently establish guaranteed immediate erasure of every related technical copy, storage object, provider log, backup or previously downloaded file.
See the Privacy Notice for more information.
10. Reports and management information
RentReturn provides management reporting based on the records maintained in your account.
Reports may include Cash Flow, Management Profit and Loss, Income and Expense Analysis, Property Reporting and reporting-owner views.
Management reports are intended to help you understand the information recorded in RentReturn. They are not personal tax calculations, audited financial statements or professional advice.
11. Tax preparation
RentReturn supports property-tax preparation by organising the property and financial information maintained in your account.
The product may allow you to prepare and finalise Annual Statements and generate Accountant Tax Packs.
RentReturn does not currently:
- file your Self Assessment tax return;
- submit Making Tax Digital updates directly to HMRC;
- calculate or guarantee your final personal tax liability;
- provide legal, tax or accounting advice.
A Finalised Annual Statement or generated Tax Pack does not mean anything has been submitted to HMRC.
You remain responsible for your tax affairs and for obtaining professional advice where appropriate.
12. Accountant handoff
You may download supported reports, exports and Accountant Tax Packs and choose to provide them to your accountant or another adviser.
RentReturn does not currently provide accountant login or delegated accountant access.
Once you download or share files outside RentReturn, you are responsible for deciding who receives them and how they are handled.
13. Service availability and changes
We aim to provide a reliable service, but RentReturn is not guaranteed to be uninterrupted or error-free.
We may need to perform maintenance, deploy updates, correct defects or temporarily restrict access.
14. Third-party services
RentReturn relies on third-party infrastructure and service providers, including Supabase and Vercel.
Your use of RentReturn may depend on those providers being available.
Third-party services may change their systems or terms independently of RentReturn.
Our Privacy Notice explains relevant personal-data processing.
15. Free trial
The intended RentReturn MVP offer is a 30-day free trial.
No payment card is intended to be required to begin the trial.
The trial will not become a paid subscription automatically unless you actively choose a paid subscription and provide the required payment details.
16. Subscription and pricing
The intended pricing is:
- £10 per month when billed monthly; or
- £96 per year when billed annually.
Both billing options are intended to provide the same RentReturn product and include unlimited properties with no per-property charge.
A paid subscription will begin only when you actively choose a paid billing option and complete the required payment process.
17. Renewal and payment
Paid monthly and annual subscriptions are intended to renew automatically until cancelled.
The subscription charge, billing frequency, renewal date and any applicable taxes must be made clear before payment is taken.
18. Cancellation and refunds
The intended policy is that you may cancel before your next renewal.
Paid access will continue until the end of the current paid billing period unless applicable law requires otherwise.
RentReturn does not intend to provide routine pro-rata refunds for unused portions of a paid billing period, except where required by law or where RentReturn chooses to provide one.
Nothing in these Terms affects any cancellation, refund or other consumer right that cannot lawfully be excluded.
19. What happens when paid access ends
The intended MVP exit model is:
- your paid access ends;
- you receive a 30-day read-only/export period;
- data is then deleted from RentReturn's primary application systems in accordance with the Privacy Notice.
Provider logs, authentication records, backups and copies you previously downloaded or shared may follow different lifecycles.
This exit model must not be published as operational until it has been implemented and tested.
20. Suspension and termination
We may suspend or restrict access where reasonably necessary to protect the service, other users, security or legal rights, or where you materially breach these Terms.
21. Acceptable use
You must not use RentReturn to:
- break the law or infringe another person's rights;
- upload malware or intentionally harmful content;
- attempt unauthorised access to another account, system or data;
- interfere with the security or proper operation of the service;
- use the service in a way that materially harms RentReturn or other users.
22. No professional advice
RentReturn provides software tools and factual outputs based on information recorded in the service.
RentReturn is not your accountant, tax adviser, lawyer, financial adviser or agent.
Nothing in RentReturn should be treated as a substitute for professional advice where your circumstances require it.
23. Liability
Nothing in these Terms excludes or limits liability where doing so would be unlawful.
24. Privacy and cookies
Our Privacy Notice explains how personal information is handled.
Our Cookie Notice explains the cookies and similar technologies used by RentReturn.
Our Security page describes verified security measures and their limits.
25. Changes to these Terms
We may update these Terms from time to time.
Where a change materially affects an existing paid customer, we will provide any notice required by law and will not retrospectively remove rights that cannot lawfully be removed.
